Whirlpool Tumble Drier Recall

 

 

Whilst Rook Matthews Sayer do not wish to raise unnecessary alarm, we felt it was prudent to raise awareness of a recent issue regarding Whirlpool tumble dryers that has been documented in the press. Below is an extract from the press release in Letting Agent Today on 14th June 2019.

 

Whirlpool has been ordered to recall 500,000 tumble dryers in what has been described as an “unprecedented” government move. Around half a million faulty machines, which were produced between 1 April 2004 and 30 September 2015, are estimated to still be in use in UK homes – many of these may be in private rented properties it is thought. Business minister Kelly Tolhurst has told MPs in the Commons that Whirlpool was informed earlier this month of the intention to serve a notice to recall the 500,000 machines not modified in a programme initiated by Whirlpool two years ago.

 

This government announcement comes after a report, published in April 2019 by the Office for Product Safety and Standards which considered whether a modification by Whirlpool – designed to reduce the risk of fires arising from its tumble dryers – was proving effective in both design and installation, and then whether the outreach programme by Whirlpool was adequate.

 

Andrew Griffiths, another MP, has said in the Commons: “The Office for Product Safety and Standards undertook a thorough review into the modification of Whirlpool tumble dryers, yet there still remains great concern not only about the straightness of Whirlpool, but whether people have unsafe products in their homes.” Tolhurst told Griffiths during a debate: “Consumer safety is a government priority. I want to assure (Griffiths) that we have kept Whirlpool’s actions under review and I can tell the House we have informed Whirlpool of our intention to serve a recall notice as a next step of the regulatory process. This is unprecedented action.”

High Streets minister Jake Berry says: “Giving greater certainty to property owners and the wider industry, it will also help businesses adjust to the changing needs of the consumer.

 

“In the meantime, anyone with an affected dryer that has not been modified should unplug it and not use it until the modification has been completed.”

Homeowners will be able to extend properties more easily instead of moving home.

 

 

In a surprise announcement on Saturday morning – just less than 24 hours after the Prime Minister resigned – the housing minister has confirmed that the temporary law has now been made permanent. The new relaxed law will allow more people to have a home they want without what he calls the “arduous” process of selling up and buying a larger property.

 

Under the rules, homeowners can put a single-storey rear extension on their property of up to six metres for terraced or semi-detached homes, or eight metres for detached homes.

 

Housing Minister Kit Malthouse MP says of this latest permitted development power: “[It] will help families extend their properties without battling through time-consuming red tape. By making this permitted development right permanent, it will mean families can grow without being forced to move.

 

“This is part of a package of reforms to build more, better, faster and make the housing market work – and sits alongside our drive to deliver 300,000 homes a year by the mid-2020″

 

“This step will make it easier for families to build outwards rather than go through the arduous process of moving to a larger home”.

 

It seems to be great news for commercial properties also, as they too are seeing a reduction in red tape…
As part of the reforms shops will now be able to change to office space without the need for a full planning application – a change which the government claims will bring “skilled professionals and their disposable income back to the high street.”

“The move builds upon changes to the law which allow business owners to change the use of buildings from takeaways to new homes without undergoing a full planning application.”

Raising money for Comic Relief

 

On Friday 15th March Rook Matthews Sayer decided to support Red Nose Day 2019.

 

We all dressed down for the day and paid into the pot, we had a bake off, with lots of cakes and treats. Games such as, guess how many sweets are in the jar, mini-golf tournament and an office quiz. We also sold raffle tickets with the chance to win two beautiful large hampers including lots of delicious goodies.

 

As a company we proudly raised an amazing £276.55 this amount could pay for:

*Vital education about maternal health in Sierra Leone.
*Over 160 tests to quickly diagnose people with Malaria.
*6 Specialist trauma counselling sessions for refugees in the UK.

If you really really want to sell your home you need to present it to the most Home buyers.

 

 

If you’re in the market to sell your home, you need to reach the widest market possible of serious buyers…sounds obvious right?

 

To do that you need to advertise your home on both Rightmove and Zoopla.

 

Results released by Zoopla this January show that they have had a huge surge in leads and the number of visits to their site. Their site visits peaked at a new single month high of 58.3 million and monthly visits averaging 50 million a month!*

 

The figures really do speak for themselves, data from easycounter.com for the 22nd January show the number of visits for the three main property portals …

 

Rightmove received 456,000 daily visits,
Zoopla received 210,000
whilst OnTheMarket trailed with 48,700.

 

By choosing an agent who advertises on both Rightmove and Zoopla you increase your
chance of finding a serious buyer. Make sure you advertise on the big two and say Hello to your new home!

RMS are supporting The Peoples Kitchen this Christmas!

 

 

Massive thank yous to all our lovely staff and customers who have helped us to raise money for The People’s Kitchen in Newcastle this year.

 

We have raised an incredible £561 to help the homeless this Christmas AND we have donated enough money to provide 62 homeless people with a Christmas Dinner on Christmas day.

 

Today we will be delivering 40 shoe boxes filled with winter necessities, warm gloves, hats, toiletries and treats to the Peoples Kitchen so that we can also provide Christmas presents to the homeless.
Each box also contains a £5 Gift Card to use in any Greggs store.

 

We’d like to thank you so much for helping us to help people less fortunate than ourselves. Your generosity has been overwhelming.

Spreading magic in Whitley Bay this Christmas

 

 

We are delighted to have been able to support Southridge First School’s Christmas Fayre.

 

Rook the reindeer made his grand entrance at the
School’s Christmas fayre much to the delight of the children (and adults) He had a little break from flying practice
for the children to pet and feed him, helping to keeping his strength up for his big day next week helping Santa Claus.

 

And lots of money was raised for the school’s parent and teacher association so they can continue supporting the students of the school.

Stamp duty relief for first time buyers extended by chancellor Hammond.

 
 

Stamp duty relief for first time buyers of full-priced houses and apartments is to be extended to first time buyers of shared ownership properties – but this was one of few housing measures in this week’s Budget.
Addressing the Commons, Chancellor Phillip Hammond said first time buyer numbers were now at an 11-year high thanks to the stamp duty relief on mainstream homes announced last year – therefore he would
extend this relief to first time buyers of shared ownership homes, applied retrospectively to late last year and applying to properties costing up to £500,000.

Scoffing Scones for Chari-tea!

Action Medical Research organised a fantastic afternoon tea, they delivered cream tea, scones and Yorkshire tea to Head office in return for donations to the charity.

 

So we enjoyed our afternoon tea guilt-free knowing that while we were munching away we were also helping a fantastic cause. Action Medical fund research to beat the diseases that devastate the lives of so many of our children.

Raising money for a very brave boy

On the 1st June it was International Children’s Day and the team at Rook Matthews Sayer decided to pledge their support for a very special brave little boy Ryan Robson.

 

Ryan is the nephew of our lovely Receptionist Nikki, and was recently diagnosed with Leukaemia, which amongst other things will result in a three and a half year treatment of chemotherapy. Ryan has been so brave throughout his illness and treatment that we decided this Children’s Day he should be celebrated. So in true RMS spirit we rallied round with the hope of raising enough money to perhaps buy him a new toy to cheer him up during this difficult time.

 

We are absolutely over the moon to announce that our staff all worked tirelessly, donated generously and enjoyed the fairground antics fully and managed to raise a whopping £1,000 which exceeded all expectations.

 

Nikki, our Head Office Receptionist presented the cheque to Ryan who was very excited and said “Wow! That is a lot of money, I can buy lots of food with that!”

We have had an EGG-cellent Easter fundraising for Mind North Tyneside

 

Our staff have raised a egg-credible £454.38 in just a few days. All this money will go to help local people who are suffering from mental health problems.

 

Mind provides support and services to anyone experiencing mental health difficulties in Tyneside and Northumberland. Every week 1 in 6 adults experience a symptom of a mental health problem. We need to break the stigma associated with this illness. Talk about it, recognise the signs and lets get help.

Breaking News – 60,000 first time Buyers have benefitted from stamp duty Change

 

Estate Agent today reports that Phillip Hammond claims that over 60,000 first time buyers have already benefitted from the stamp duty relief he announced at his November Budget.

 

From late November 2017, all first time buyer purchases up to £300,000 paid no stamp duty, and for first time buyers inside London there has been no stamp duty on the first £300,000 of their purchase.

Ready Steady Race! The Rook Matthews Sayer Champion Chase!

 

Our Ponteland branch recently sponsored The Rook Matthews Sayer Champion Chase at Race Night at the Social Club in Ponteland

 

Race night was open to all members of the local community and we sponsored our very own race The Champion Chase.

Blyth Opens Doors to Number One Agent Spot

 

Our Blyth branch opened it’s doors to new premises on Waterloo Road in August and also to the top selling agent position!

 

They sold more properties in the Blyth area than any other estate agent for the whole of 2017* That’s right, recent data from Rightmove, shows that Rook Matthews Sayer Blyth maintained their top spot in the area for the number of homes sold from the 1st of January 2017 to the 31st December 2017.

It’s a New year and we have another New branch in the planning!

 

It’s an exciting time for our customers based in the Hexham area. We are currently
finalising designs for a new and improved branch that will be coming soon to Hexham.

 

Opening in April 2018, our new branch which will be located on Priestpopple in the heart of Hexham,
and will be a much larger space. We have grown our team to include a dedicated Lettings

Housebuilding Rates Increase to Decade-High

It has been reported that the number of new homes being built has reached its highest level for 10 years. But, the total is has still fallen short of government targets.

 

There was a 6% increase in new properties registered to be built in 2017 compared to 2016. But despite this, the number of new houses being built is below the Governments target of 300,000 per year.

 

The Government aim to build one million new homes by 2020 but a number of factors are still hindering developers, including delays in getting planning permission and a shortage of suitable land.

Breaking news…Stamp Duty permanently abolished for first-time buyers up to £300,000

 

Today Philip Hammond has permanently abolished Stamp Duty for first-time buyers purchasing properties up to £300,000 and in high-priced areas on the first £300,000 of houses worth up to £500,000

 

The change took place at one minute past midnight today, says the Treasury briefing paper.

 

The paper says that in every region of England outside London, and in Wales and Northern Ireland, the first-time buyer will pay no Stamp Duty.

 

In London, the average Stamp Duty bill for a first-time buyer will nearly halve, from £10,500 to £5,500.

There is so much talk about the best marketing channels to sell your home quickly and effectively and the importance of marketing your property effectively is key to selling your home.

 

And whilst one approach is never quite enough, a mix of multi channels; in branch, online, in person and emailed to our massive database of buyers is hugely recommended and proves very successful. So successful in fact, that independent research carried out by Rightmove proves that Rook Matthews Sayer sells more homes in the Region of Newcastle to Northumberland than any other agent.*

 

We all know the importance of the internet these days, with 90% of all property searches starting online** property website portals like Rightmove, Zoopla, Prime Location and On the market.com have become increasingly more important in the search for a new home, but how do we know which one to choose and which one could advertise my home most effectively?

 

This is where our latest research comes in. Recently, we carried out some research into the effectiveness of property portals to see which ones were outperforming the rest, and which we needed to invest in to achieve the best sales results for our customers.

 

In January 2016, Rightmove received 55% of user visits, Zoopla 40.6% compared to a meagre 4.1% of house hunters searching on Onthemarket.com ***
Furthermore, research by Comscore in April 2016 showed that 49% of house hunters only visit Rightmove, 18% only visit Zoopla, and 33% visit both Rightmove and Zoopla. So by advertising your property on the BIG 2 portals we can reach a whopping 82% of all house hunters.

 

We recently changed our advertising from onthemarket.com to Zoopla to gain maximum exposure for our customers. By choosing both Rightmove and Zoopla we are able to reach more house hunters than any other portal combination which of course is GREAT news for you, our customer.

 

So when you are choosing an agent, ask the key question…which property portal will my house be advertised on? And make sure you have chosen the BIG 2 for maximum exposure.

New rate of Stamp Duty for second homes and Buy to Let Properties.

 

stamp dutyIn the Government’s Autumn statement in 2015, they outlined that they would be increasing the level of Stamp duty that should be paid on second homes or additional residential properties.

 

Stamp duty will increase on purchases of additional residential properties (above £40,000), such as buy to let properties and second homes, from 1 April 2016.

 

The higher rates will be 3 percentage points above the current rates. The higher rates will not apply to purchases of caravans, mobile homes or houseboats, or to corporates or funds making significant investments in residential property.

 

Many people are trying to purchase these types of properties before the deadline as it could save them thousands of pounds.

 

Below is a quick summary of what you’d need to pay:

 

The additional charge applies above the current “stamp duty land tax” rates and will come into force on 1st April 2016. This means there will be 3pc tax (currently zero) to pay on homes worth up to £125,000, 5pc tax (instead of 2pc) on homes that cost between £125,001 and £250,000, and 8pc (currently 5pc) on homes worth between £250,001 and £925,000.

Our Ashington branch helps two year olds take first steps on the Property Ladder

Nursery children took their very first steps on the property ladder thanks to the help of our Ashington branch.
Children who attend the two-year-old provision at the Thomas Bewick Early Years Centre in Ashington are now the proud owners of a wooden playhouse! It was donated to their outdoor play area by Rook Matthews Sayer as part of our commitment to support projects in the community.

 

We were approached by the school and asked if there was any way we could help to improve the outdoor area and facilities for these children. We raised enough money to donate a beautiful play house and then erected a special sold sign next to the house.

 

Clare Lishman, Director of Early Years at NCEA, said: “This is a fantastic edition to the two-year-old provision’s outdoor facilities and the children are already having lots of fun playing inside. Outdoor play is vital for a child’s learning and development and the playhouse is great for their imagination and creativity and can be anything from a house to a castle to a shop.”

 

“We aim to ensure that there is always lots of exciting activities going on, and that importantly we are helping to prepare them for starting nursery and school.”

 

Caroline Davison, our Ashington Branch Manager, visited the centre to hand over the keys to the children and was absolutely thrilled at their reaction. “We are delighted to be able to help. It was a great moment to hand the keys over to the children and see them enjoying their new play house.”

 

“We’re really pleased that we were able to help make a difference in our local area. We want to help improve the lives of local people through the community amenities making our local towns and villages great places to live for everyone.”

 

In the past as a group, we have raised over £25k for nominated charities. This year we are planning to support smaller charities in the local communities where our 17 branches are based. Our aim for 2016 is to help improve the lives of local people through the community amenities, making our local towns and villages great places to grow up and live for everyone.

Helping our local Community – Morpeth branch raising funds for Hepscott PRU following attack on animal farm

 

morpeth branchOur Morpeth branch along with many outraged residents have rallied round to support a children’s learning centre after a sickening attack on its small animal farm.

 

Five tame ducks, a guinea pig and a goose were brutally killed at the Northumberland Pupil Referral Unit in Hepscott Park after an intruder entered their pen.

 

The unit provides learning placements for vulnerable children aged seven to 13, who care for the animals themselves.

 

The youngsters were heartbroken after hearing what had happened to their beloved pets, prompting members of the Morpeth Matters Facebook group to set up a fund-raising page to replace the animals.

 

Our team spotted this and wanted to pledge their support to help. We will be donating £10 from every home we sell in the next six week period, as well as fundraising at our Morpeth branch.

 

Tom Dexter, Headteacher, Northumberland Pupil Referral Unit said:

 

“ The support, comments, feedback and subsequent fund-raising/donations have been truly overwhelming.
“The response has been brilliant. I think people were just outraged by what had happened. Some of these kids have already had a hard life and looking after the animals was part of their education.
“Morpeth Matters comes in for criticism as a place for people to moan, but this shows that when people come together they can achieve something good.”

New Requirement for smoke and Carbon monoxide alarms in all rental properties

The Housing Minister, Brandon Lewis announced yesterday that landlords will be required to have both smoke alarms and carbon monoxide alarms installed in all rental properties.

 

The changes are scheduled to come into effect soon after their Parliamentary approval, on 10 October 2015.
Fire and rescue authorities will be directed to provide support with the implementation – providing local private landlords with free alarms.

 

Brandon Lewis commented:

 

“In 1988 just 8% of homes had a smoke alarm installed – now it’s over 90%.
The vast majority of landlords offer a good service and have installed smoke alarms in their homes, but I’m changing the law to ensure every tenant can be given this important protection.

 

But with working smoke alarms providing the vital seconds needed to escape a fire, I urge all tenants to make sure they regularly test their alarms to ensure they work when it counts. Testing regularly remains the tenant’s responsibility.”

 

The move will help prevent up to 36 deaths and 1,375 injuries a year.

 

The expectations of a landlord  –
•             Smoke alarms installed on every floor of the rental property, and test them at the start of every tenancy.
•             Carbon monoxide alarms in all high risk rooms – such as those where a solid fuel heating system is installed.

 

Any landlord failing to meet the new regulations could face a maximum £5,000 civil penalty.

Prime Minister, David Cameron meets our Alnwick team

David Cameron visited the market town of Alnwick during his pre- election campaign trail in the hope of securing votes from the North East of England.

 

Whilst visiting the town he just happened to stop by our Alnwick branch dazzled by our bright blue scarfs, he even commented ‘nice scarves!’
The Prime Minister then asked our Alnwick Branch Manager, Sarah Stoddart, what she thought we needed his help on. Sarah talked about more help for First Time Buyers to which the Prime Minister replied that for every £200 First Time Buyers save towards their first home the Government will top up with £50 which is capped at £3000.

 

Sarah also said there was a need to relax the lending criteria a little for all purchasers to which Mr Cameron answered that we must ensure that lending is responsible so we don’t return to the financial crises of 2007 and 2008.

 

You heard it here first, then with a few flashes of the paparazzi’s cameras and some very large video cameras thrust in our way he was gone! Was it a dream? No it couldn’t have been.. within 15 minutes of our meeting, the pictures and videos went viral and our phones didn’t stop ringing!

We recently relaunched Fine Living with a new look brand and style to reflect the calibre of properties we are selling in this range. This is however by no means a new brand. Fine Living was created eight years ago by one of our founding director’s, Rod Matthews, to offer an additional exclusive service for homes with a value exceeding £500,000.

 

The Fine living brand prospered for years and then as the housing market slowed, and in particular
