    Lettings repairs and maintenance

    Our Head Office will be closed from 5:30PM on the 17th of April until 9AM on the 22nd of April for the Easter Bank Holiday.

     

    Please note if your repair is not an emergency, then this must be reported via our online repairs portal and this will be reviewed when our office reopens on the 22nd of April https://rook-matthews-sayer.portal-login.co.uk/login/

    We must stress that if you instruct a contractor for a repair which is not considered an emergency, then you may be held responsible for payment of their invoice and/or call-out. 

    If you have been informed that your Landlord has their own contractors or cover, please refer to your emergency contractor letter which was issued to you upon commencement of the Tenancy Agreement.

    In the unfortunate event you have an emergency repair (no heating or hot water/a leak/dangerous electricals or a threat to your health and safety) please contact the necessary contractor from the list below by both phone and text message.

    For our managed tenancies, all repairs and maintenance issues should be reported via the property portal available 24/7. The portal allows us to obtain more information and it also provides some diagnostic guidance, self-help and tutorial videos. This may help you resolve the problem yourself.

    If your repair is an emergency, please call the office Monday – Friday between 9.00am – 5.30pm on 0191 286 4322.

    If you are struggling with the portal access, please call our lettings office during opening hours.

    In the event of an emergency repair occurring whilst our office is closed please refer to the letter you received when you moved in as the landlord may have their own emergency cover. If the letter does not state this, please see below a list of contractors. Please try and contact the contractor who is based closest to you as the first option.

    Please ensure when contacting the Contractor that you are telephoning and sending a text message with your name, number, property address and reported issue providing as much detail as possible when contacting the necessary contractor.

    You should only use the above Contractors in cases of emergencies which occur outside of office hours. Should you use any of the above Contractors without authorisation or in circumstances which are not deemed to be an emergency you may be liable for costs.
