Great news… We’re almost BACK…

 

… working safely and closely following the Government’s Guidelines to protect our valued customers and colleagues.

 

Last night the Government announced amendments to the Coronavirus legislation which enables members of the public to visit estate agencies, view properties, prepare properties for viewing and move home.

 

Agents are now allowed to visit properties to prepare them for sale including property valuations and photography.

 

We already have a reduced team from Head Office working remotely and we have been preparing for this news of re-opening by putting measures in place to ensure our return is safe for all.

 

Opening our branches
We are hoping to re-open our branches from Monday next week, (18.05.20), subject to having the correct protective equipment in place. Once open we will have floor stickers, screens and hand gels in place, as well as other protective measures. Please follow the guidance you are given should you visit one of our branches.

 

Viewings
For any viewing requests, we are now arranging viewings on properties. At present, we cannot offer accompanied viewings but should be able to from some time next week when our PPE arrives. The Government advice states; ‘Agents should strongly encourage clients to view properties virtually in the first instance and then only physically inspect properties which they have a strong interest in.’

 

Want to view?
If you would like to view a property, please email your local branch with your name and contact details and our team will call you when viewings open on that property.

 

However, please be patient…exciting as it is, that we are now able to arrange viewings, we were only given the go ahead late last night. Although we have been preparing for this news, at present we have a reduced team working so aren’t able to work to our usual timescales. Rest assured every email and request will be answered and actioned, however it may take a little longer than normal.

 

Viewings on non-vacant properties:
Viewings on properties that are currently occupied will be at the discretion of the owners. If they don’t wish for visitors in their homes at present even with social distancing measures in place we will be registering interest on these properties and contacting interested parties when viewings are open.

 

Selling / Renting your home:
If you would like to put your home on the market, receive a free valuation, or have photographs taken. This is also now permitted. Our Valuation managers will visit your home with full PPE. Again to arrange a valuation on your property please email your local branch and we will be in touch to organise a time and date to do so, and inform you of our safety procedure that will be adhered to, to enable us to protect you and our staff during the visit.

 

It’s great to be back and we look forward to helping each and every one of you with your property requests.

Breaking news…Stamp Duty permanently abolished for first-time buyers up to £300,000

 

Today Philip Hammond has permanently abolished Stamp Duty for first-time buyers purchasing properties up to £300,000 and in high-priced areas on the first £300,000 of houses worth up to £500,000

 

The change took place at one minute past midnight today, says the Treasury briefing paper.

 

The paper says that in every region of England outside London, and in Wales and Northern Ireland, the first-time buyer will pay no Stamp Duty.

 

In London, the average Stamp Duty bill for a first-time buyer will nearly halve, from £10,500 to £5,500.
