There is so much talk about the best marketing channels to sell your home quickly and effectively and the importance of marketing your property effectively is key to selling your home.

 

And whilst one approach is never quite enough, a mix of multi channels; in branch, online, in person and emailed to our massive database of buyers is hugely recommended and proves very successful. So successful in fact, that independent research carried out by Rightmove proves that Rook Matthews Sayer sells more homes in the Region of Newcastle to Northumberland than any other agent.*

 

We all know the importance of the internet these days, with 90% of all property searches starting online** property website portals like Rightmove, Zoopla, Prime Location and On the market.com have become increasingly more important in the search for a new home, but how do we know which one to choose and which one could advertise my home most effectively?

 

This is where our latest research comes in. Recently, we carried out some research into the effectiveness of property portals to see which ones were outperforming the rest, and which we needed to invest in to achieve the best sales results for our customers.

 

In January 2016, Rightmove received 55% of user visits, Zoopla 40.6% compared to a meagre 4.1% of house hunters searching on Onthemarket.com ***
Furthermore, research by Comscore in April 2016 showed that 49% of house hunters only visit Rightmove, 18% only visit Zoopla, and 33% visit both Rightmove and Zoopla. So by advertising your property on the BIG 2 portals we can reach a whopping 82% of all house hunters.

 

We recently changed our advertising from onthemarket.com to Zoopla to gain maximum exposure for our customers. By choosing both Rightmove and Zoopla we are able to reach more house hunters than any other portal combination which of course is GREAT news for you, our customer.

 

So when you are choosing an agent, ask the key question…which property portal will my house be advertised on? And make sure you have chosen the BIG 2 for maximum exposure.

New rate of Stamp Duty for second homes and Buy to Let Properties.

 

stamp dutyIn the Government’s Autumn statement in 2015, they outlined that they would be increasing the level of Stamp duty that should be paid on second homes or additional residential properties.

 

Stamp duty will increase on purchases of additional residential properties (above £40,000), such as buy to let properties and second homes, from 1 April 2016.

 

The higher rates will be 3 percentage points above the current rates. The higher rates will not apply to purchases of caravans, mobile homes or houseboats, or to corporates or funds making significant investments in residential property.

 

Many people are trying to purchase these types of properties before the deadline as it could save them thousands of pounds.

 

Below is a quick summary of what you’d need to pay:

 

The additional charge applies above the current “stamp duty land tax” rates and will come into force on 1st April 2016. This means there will be 3pc tax (currently zero) to pay on homes worth up to £125,000, 5pc tax (instead of 2pc) on homes that cost between £125,001 and £250,000, and 8pc (currently 5pc) on homes worth between £250,001 and £925,000.

Our Ashington branch helps two year olds take first steps on the Property Ladder

Nursery children took their very first steps on the property ladder thanks to the help of our Ashington branch.
Children who attend the two-year-old provision at the Thomas Bewick Early Years Centre in Ashington are now the proud owners of a wooden playhouse! It was donated to their outdoor play area by Rook Matthews Sayer as part of our commitment to support projects in the community.

 

We were approached by the school and asked if there was any way we could help to improve the outdoor area and facilities for these children. We raised enough money to donate a beautiful play house and then erected a special sold sign next to the house.

 

Clare Lishman, Director of Early Years at NCEA, said: “This is a fantastic edition to the two-year-old provision’s outdoor facilities and the children are already having lots of fun playing inside. Outdoor play is vital for a child’s learning and development and the playhouse is great for their imagination and creativity and can be anything from a house to a castle to a shop.”

 

“We aim to ensure that there is always lots of exciting activities going on, and that importantly we are helping to prepare them for starting nursery and school.”

 

Caroline Davison, our Ashington Branch Manager, visited the centre to hand over the keys to the children and was absolutely thrilled at their reaction. “We are delighted to be able to help. It was a great moment to hand the keys over to the children and see them enjoying their new play house.”

 

“We’re really pleased that we were able to help make a difference in our local area. We want to help improve the lives of local people through the community amenities making our local towns and villages great places to live for everyone.”

 

In the past as a group, we have raised over £25k for nominated charities. This year we are planning to support smaller charities in the local communities where our 17 branches are based. Our aim for 2016 is to help improve the lives of local people through the community amenities, making our local towns and villages great places to grow up and live for everyone.

Helping our local Community – Morpeth branch raising funds for Hepscott PRU following attack on animal farm

 

morpeth branchOur Morpeth branch along with many outraged residents have rallied round to support a children’s learning centre after a sickening attack on its small animal farm.

 

Five tame ducks, a guinea pig and a goose were brutally killed at the Northumberland Pupil Referral Unit in Hepscott Park after an intruder entered their pen.

 

The unit provides learning placements for vulnerable children aged seven to 13, who care for the animals themselves.

 

The youngsters were heartbroken after hearing what had happened to their beloved pets, prompting members of the Morpeth Matters Facebook group to set up a fund-raising page to replace the animals.

 

Our team spotted this and wanted to pledge their support to help. We will be donating £10 from every home we sell in the next six week period, as well as fundraising at our Morpeth branch.

 

Tom Dexter, Headteacher, Northumberland Pupil Referral Unit said:

 

“ The support, comments, feedback and subsequent fund-raising/donations have been truly overwhelming.
“The response has been brilliant. I think people were just outraged by what had happened. Some of these kids have already had a hard life and looking after the animals was part of their education.
“Morpeth Matters comes in for criticism as a place for people to moan, but this shows that when people come together they can achieve something good.”

New Requirement for smoke and Carbon monoxide alarms in all rental properties

The Housing Minister, Brandon Lewis announced yesterday that landlords will be required to have both smoke alarms and carbon monoxide alarms installed in all rental properties.

 

The changes are scheduled to come into effect soon after their Parliamentary approval, on 10 October 2015.
Fire and rescue authorities will be directed to provide support with the implementation – providing local private landlords with free alarms.

 

Brandon Lewis commented:

 

“In 1988 just 8% of homes had a smoke alarm installed – now it’s over 90%.
The vast majority of landlords offer a good service and have installed smoke alarms in their homes, but I’m changing the law to ensure every tenant can be given this important protection.

 

But with working smoke alarms providing the vital seconds needed to escape a fire, I urge all tenants to make sure they regularly test their alarms to ensure they work when it counts. Testing regularly remains the tenant’s responsibility.”

 

The move will help prevent up to 36 deaths and 1,375 injuries a year.

 

The expectations of a landlord  –
•             Smoke alarms installed on every floor of the rental property, and test them at the start of every tenancy.
•             Carbon monoxide alarms in all high risk rooms – such as those where a solid fuel heating system is installed.

 

Any landlord failing to meet the new regulations could face a maximum £5,000 civil penalty.

Prime Minister, David Cameron meets our Alnwick team

David Cameron visited the market town of Alnwick during his pre- election campaign trail in the hope of securing votes from the North East of England.

 

Whilst visiting the town he just happened to stop by our Alnwick branch dazzled by our bright blue scarfs, he even commented ‘nice scarves!’
The Prime Minister then asked our Alnwick Branch Manager, Sarah Stoddart, what she thought we needed his help on. Sarah talked about more help for First Time Buyers to which the Prime Minister replied that for every £200 First Time Buyers save towards their first home the Government will top up with £50 which is capped at £3000.

 

Sarah also said there was a need to relax the lending criteria a little for all purchasers to which Mr Cameron answered that we must ensure that lending is responsible so we don’t return to the financial crises of 2007 and 2008.

 

You heard it here first, then with a few flashes of the paparazzi’s cameras and some very large video cameras thrust in our way he was gone! Was it a dream? No it couldn’t have been.. within 15 minutes of our meeting, the pictures and videos went viral and our phones didn’t stop ringing!

Oh so fine! We’ve relaunched our Fine Living brand with a luxurious new look

Fine Living is our luxury brand, which specialises in the sale of beautiful homes with a high market value. As the Region’s leading estate agent, we are appointed to market some of the finest properties in the North East from prestigious bespoke apartments, luxury city homes, large country houses, equestrian homes to small sporting estates.

 

We recently relaunched Fine Living with a new look brand and style to reflect the calibre of properties we are selling in this range. This is however by no means a new brand. Fine Living was created eight years ago by one of our founding director’s, Rod Matthews, to offer an additional exclusive service for homes with a value exceeding £500,000.

 

The Fine living brand prospered for years and then as the housing market slowed, and in particular
the sale of higher value homes, the Fine Living brand also slowed down.

 

The great news is that the market is now moving again, and we have recently seen encouraging signs within the market for the higher end properties.
